(Mid/Senior) Project Manager - Development - (German & English speaking)
ABOUT THE ROLE
Your Mission
As part of our Project Management team, working closely with Design and Real Estate, you’ll play a vital role in shaping our project delivery processes and ensuring exceptional execution. You’ll oversee design, planning, and delivery for our refurbishment and development projects, with responsibilities that include:
Due Diligence:
Evaluating potential new properties and conducting technical due diligence.
Analysing existing plans and reports in areas like architecture, fire safety, MEP, and ICT.
Assessing the feasibility of implementing Numa standards (design, finishes, FFE, MEP, ICT).
Forecasting budgets and timelines.
Negotiating lease and vendor contracts.
Planning and Execution:
Leading project execution through effective project management tools and techniques.
Acting as the main external contact for developers, planning teams, contractors, and vendors.
Managing coordination, scope changes, and progress with contractors or developers, and holding regular meetings with detailed reports.
Leading internal coordination with Design, Procurement, Finance, Operations, Distribution, Revenue, and Legal teams.
Organizing weekly meetings, managing interdependencies, and resolving conflicts.
Setting up, monitoring, and updating project timelines.
Establishing and managing budgets, tracking scope, payments, and financial targets.
Ensuring lease contract compliance and reporting project performance to senior management.
Conducting site walkthroughs to check for quality and adherence to Numa standards.
Overseeing the snagging process and final project handover to Numa.
Launch:
Developing launch strategies and plans, including dates, local requirements, and operational setup.
Coordinating all departments involved in the launch (Operations, Distribution, Legal, Finance, Revenue).
Managing deliveries, installations, and FFE/OSE distribution, as well as signage and other collateral.
Overseeing final snagging and handover to operations teams, ensuring quality assurance.
Post-Launch:
Identifying and implementing workflow improvements and tech enhancements.
Conducting post-launch reviews and implementing best practices to optimise efficiency.
Finding time and cost-saving opportunities for future projects.
ABOUT YOU
University degree in Engineering, Architecture, Construction, Real Estate, Business Management, or related fields.
5+ years of relevant experience in architecture, real estate, or construction, ideally with experience at a similar company or developer.
Strong relationship-building skills with external partners.
Excellent stakeholder management and communication abilities.
Creative problem-solving skills and a keen eye for detail.
Ability to handle multiple projects and work well under pressure.
Proficiency in project management tools (Google Suite, Asana, Notion, etc.).
Knowledge of planning/construction norms, regulations, and contract law.
Fluency in English and German (required); other European languages are a plus.
